maintains buildings’ heritage
The White Stag Block rehabilitation project, located adjacent to
Portland’s
waterfront, will infuse new life into Portland's oldest neighborhood
but also show respect for the buildings’ heritage
through historic preservation. The three buildings undergoing renovation
were purchased by White Stag Block, LLC, (managed by Venerable Group,
Inc) in 2006 from the Bill Naito Company. The Naito family acquired
the property in 1972. The buildings are on the National Historic
Register as contributors to Portland’s Old Town Historic District.
The three buildings (the Bickel Block, the Skidmore Block and the White
Stag/Hirsch-Weiss Building) will be converted into one building to form
the new White Stag Block. The project totals 142,000 square feet and
the University of Oregon is the anchor tenant moving its Portland programs
to the building with a planned January, 2008 opening.
Restoration with modern upgrades
Art DeMuro is the president of Venerable Group and the project developer.
Venerable, with Fletcher Farr Ayotte Architects, Bremik Construction
and others will restore the block’s historic character and add
modern upgrades. Major mechanical, electrical and seismic upgrades
are needed.
The White Stag Block is a leading example of sustainable design and development. Venerable
is seeking the Leadership in Energy and Environmental Design (LEED) Gold
certification. This represents a commitment to adhering to particular
environmental performance standards for the design and construction of
the project. The
certification is based on the project achieving quantifiable environmental
standards according to the LEED rating system. Building tenants will
be encouraged to adopt environmental standards for their tenant improvement
projects.
In addition to modern construction and environmental sustainability,
each building’s unique character will be restored. The interiors
are blank slates but the historical flavor will be retained. High ceilings,
exposed brick walls and paint-stripped wood columns and beams will highlight
the bygone era. A light well at the block's center will be turned into
a usable light court with a glass cover. The White Stag/Hirsch-Weiss
Building has two original sawtooth light monitors that will be restored
to provide abundant natural light and add to the fifth floor’s
character. Even each building’s basement has useable space.
Venerable has demolished the block wall of the Bickel Block, which faces
Naito Parkway, to reveal the original cast-iron columns and openings
for the original large storefront doors. The 1950s era storefront on
the White Stag/Hirsch-Weiss building will also be replaced with wood
and aluminum-clad storefront systems that more accurately reflect the
original design. The upper floors will remain largely as is, but there
will be extensive window replacement on the Skidmore Block and window
replacement on the White Stag Building.
This project will revitalize and bring great changes to the Old Town
Chinatown District, said DeMuro. "Our experience is that with redevelopment
in an underused and often abandoned neighborhood new activity and vitality
flourish. I expect this to be no different," he said. "It's
easy for us to project that by January 2008, students, staff and patrons
will establish a new tone for the neighborhood that will start to overtake
current perception of that area."
