Development

Venerable Development, LLC (a subsidiary of Venerable Group, Inc.) takes on the most challenging development projects, whether it is redeveloping the tallest unreinforced masonry building in the city or pioneering the redevelopment along Downtown Portland's North Transit Mall or creating affordable artist/creative work spaces to meet the community's needs.

The firm even undertook the monumental task of converting one of Oregon's largest orphan brownfield sites into a mixed-use community, Mill Pond Village in Astoria, Oregon.

Listed in The Portland Business Journal as one of the top commercial developers in Portland during the last five years, Venerable has successfully met these challenges. 

Examples of redevelopment projects include:

Northwest Fence & Wire Works: The 18,000 SF building was constructed in 1911 for use as a livery stable. It suffered significant fire damage in 1921. From about 1922-1959, the site housed one of Portland’s largest fence and wire manufacturers. Venerable purchased the building in 2004 and began a complete rehabilitation. The property is listed in the National Register of Historic Places because of its significant role in Portland’s developing fence and wire industries during the first half of the 20th century. After Venerable’s listing of the building in the National Register of Historic Places, the property was eligible for federal Historic Tax Credits and because it is located in a low-income census tract it also meets eligibility for New Markets Tax Credits (NMTC). The Portland Development Commission provided funds for some tenant improvements through the Quality Jobs Program and Economic Opportunity Fund.

Irvington Corner: Complete remodel of a 1950s era grocery store to an all new commercial space for up to four tenants. The 6,674 sq ft building is being transformed for this upscale neighborhood to provide the community with needed professional services and businesses. A complete facade renovation includes multi-color hand stucco finish with custom light fixtures, bi-fold storefront system with doors that open to generous sidewalks and slate-accented patios.

Porter Glisan Building: Located at "Main and Main" in Portland's Pearl District, this two-story, 20,000 sq ft former paint and tire store was transformed into a high-end combination of restaurant, retail, and office space. A complete facade renovation along with creative interiors that include the use of original exterior windows as clerestory windows produces a new standard in Pearl District renovations.

Portland Telegram Building: 33,000 sq ft retail/office redevelopment with construction completed in March 2004 on this Georgian revival gem. A new penthouse floor was added to this three-story brick masterpiece and clock tower. This building's renovation pioneered the renaissance of Portland's West End neighborhood. 

Minnesota Office Building: 30,000 sq ft National Register 1909 hotel was converted in 1994 into the first office redevelopment on the North Transit Mall. The award-winning Minnesota was a catalyst for the renaissance of Old Town/Chinatown in Portland.

Bennett Building: A 1929 mission-style 5,000 sq ft commercial building in Old Town underwent a complete exterior and interior renovation. The building with 16' high ceilings, office mezzanine, skylights, original exterior stucco and tile craftsmanship, creates one of the neighborhood's most dramatic spaces.

Cascade Plaza III: This award-winning project in Gresham fit a new 26,000 sq ft. two-story brick building onto a former railroad right-of-way, while establishing pedestrian-oriented frontage on one of the city's busiest thoroughfares.

Mason-Ehrman Building: Venerable and the Kalberer Company were selected by the Portland Development Commission to be the co-developers of one of Portland's largest historic redevelopments. In September, 2001 it became the home of Portland's Creative Service Alliance and multiple companies within the creative services industry. This 70,000 sq ft redevelopment helped to launch Portland's national bid to attract such firms to its urban core.
